As proud homeowners, we realize that purchasing a home is probably the most important transaction you will make. As helpful neighbors, we acknowledge that owning a home is perhaps the most important experiences your family will have. There’s no better way to protect your most important investment. That’s why we want to share our Spring Home Maintenance Checklist with you.

Your Spring Home Maintenance Checklist

When life gets busy, there’s no place like home. In the hustle and bustle of daily life, it is easy to push off your honey-do list to next week, next month or even next year. The truth is that home maintenance should be part of your weekly, monthly, and annual routine.

There’s no time like the present for start your Spring Home Maintenance Checklist. As the saying goes – “if you focus on the problem, it will only get bigger.” By properly maintaining your home throughout the year, you will save yourself potential headaches and repair costs down the road.

How to Protect your Most Important Investment

  • Change your HVAC Air Filter

  • A dirty air filter forces your HVAC system to work harder

  • Should be changed at least twice a year, if not every three months

  • Annual service will keep the system working at peak performance levels

  • Replace Batteries in Smoke and Carbon Monoxide Detectors

  • Check to see what types of batteries your detectors have (some may have 10-year lithium batteries)

  • Be sure to label the replacement date somewhere on the detector, so you know exactly how old the batteries are

  • Check and Clean the Gutters

  • Check for loose or leaky gutters

  • Clean debris and leaves from gutters

  • Be sure downspouts drain away from the foundation

  • Examine the Roof

  • You can do this yourself, or you can hire a professional, to see if the winter weather has caused any roof tile/shingle movement

  • Clean your Dryer Vent

  • Not all lint gets caught in the lint trap

  • A plugged dryer vent not only wastes money, but it could cause a house fire

  • Examine the Washing Machine

  • Fill hose for cracks that could become leaks

  • Clean and Repair Windows/Door Screens

  • Gently scrub screens on a flat surface with soapy water

  • Patch small holes as needed

  • Or, you can have a window washing service come out to clean the windows and screens as part of your spring cleaning!

  • Clean Decks, Driveways, Fences, and other Surfaces

  • A pressure washer is ideal for this type of cleaning

  • This will remove the dust and dirt of winter so that your home is bright for spring

  • Repair any Cracked or Peeling Paint

  • Touch-up painting is inexpensive and easy to do

  • This will increase the lifetime of your paint

  • Vacuum your Refrigerator Coils

  • The coils on the bottom or back of your fridge conduct the hot air from inside the unit

  • If they are coated with dust, they are less efficient – causing your fridge to work harder and increasing your electric bill

  • Check Seals Around Windows and Doors

  • Winter weather can crack and harden caulk/other weather seals

  • Inspect them and replace or repair as needed

  • Drain your Water Heater

  • Sediment builds up in your water heater

  • Use the spigot near the bottom to drain it; if you can capture it in buckets or via a hose, you can water plants and lawns with it

  • This will prolong its life and reduce your electric bill
